Israeli Property Prices: What the Latest October 2026 Figures Reveal

The national dwelling price index fell 0.6% in July–August 2026. A closer look at what the provisional figures do — and do not — say about Tel Aviv.

On 15 October 2026, Israel's Central Bureau of Statistics (CBS) published its latest dwelling price index. Prices of transactions completed in July–August 2026 were 0.6% lower than in June–July 2026, and 1.8% lower than in the same period a year earlier.

A provisional, two-month measure

The index compares the average of two months of transactions with the previous two-month average, and adjusts for the characteristics of the homes sold. The most recent periods are provisional: further transactions are still being reported, and the CBS revises earlier readings as they arrive.

National data versus local markets

The CBS reports by district, not by city or neighborhood. Tel Aviv District recorded a 0.9% decline over the latest two-month period. A district figure is an average across very different streets, building types and price levels — it does not describe the value of any individual apartment in Tel Aviv, Bat Yam or Ramat Gan.

New apartment prices also eased slightly over the period. Excluding transactions under government subsidy programmes, the decline in new apartment prices was larger than the headline figure for new homes.

What it means for buyers

For buyers, a softer national index can mean more room for negotiation on certain properties, but conditions vary widely from one building and one street to the next. Current comparable transactions, the condition of the property and the payment schedule remain more relevant to a specific decision than any national average.
